New Oven, Floors, Funds and More..

Here’s just a quick Pre-Holiday update from our Management meeting.

We are looking into installing a stove in the club house, and we are waiting on formal Fire Marshall Approval. They told us verbally that they have allowed it in some other communities like ours, with some limitations.

It will be some time next year, if we get that approval. The stove must only be used for reheating food, so we can’t use it to cook a whole Thanksgiving meal, or something big like that, but I doubt that’s how anyone would use it anyway. We’ll keep you posted.

We’ll also be cleaning and re finishing the floors in the clubhouse next month. The floors are finished with Tongue oil, so it’s not a smelly mess like using polyurethane, and they will not have to resand the surface either. By putting an extra coat down every few years, we should keep the oak floors looking great for years to come.

There was a question about the unused funds allocated to each committee each month. If unused, that money rolls into next month, and so on until it’s eventually used. If a committee wants to save up for a quarter, and use it for some big event, or what ever, that’s up to the residents on that committee. It is NOT a use it or lose it type thing. If we find the budget is not correct, or it needs to grow as we get more residents, we may adjust it in the future

Christmas Cards

Hello Everyone!

Instead of sending holiday cards in the mail with a stamp, we'd like everyone to bring their cards to the clubhouse with names and street addressed on the envelopes between December 10th and December 13th.

The cards will be sorted according to streets. You may then pick up yours cards at the clubhouse on December 17th, 18th, & 19th.

Winter Checklist


Winter is almost upon us. I can almost hear the Christmas carols playing in the Mall already! We’d like to share a few little reminders of what you need to do to get your home ready for winter.

Please make sure your foundation vents are closed. If you walk around your home, you will see vents or grates set into the foundation. They are open in the summer, for ventilation, but should be closed in the winter time, to help keep the heat in, and stop your pipes from freezing.

If you have a hose connected to your outside faucet, please disconnect it. If you leave it connected, you run the risk of freezing the waterline into your home. When the hose remains connected, it does not allow the water to drain out of the faucet. Also make sure your heat tape switch is in the “on” position. The switch will be in your utility room, and should be marked, or may be a red switch. If there is not a switch in the utility room, your heat tape is hard wired, and doesn’t need to be turned on.

The change of seasons is a good time to remember to replace your heater filter. You should do this at least 4 times per year, for better air quality, and optimal performance of your heating and cooling systems. Another good idea is to check all of your windows, and make sure they are closed and the latch is cranked down tight, to seal in the heat inside your home for the winter.

We will have the landscaper come around and winterize the irrigation system in your yard shortly. They will make sure the system is turned off, and then blow out all the lines with an air compressor. This will make it ready for winter, so don’t try to turn it back on, or you will have broken lines, when spring comes for sure.

REMINDER: Service Requests

Please be sure you are using the proper channels for service requests. The proper channel is not calling down the street or waving people down, I certainly understand you want to get the problem fixed but this act is slightly inefficient for everyone involved. And please remember, if you are out of warranty, there is a $40 an hour (minimum to bill is one hour) per service call.

The proper channel is coming in to the office (not interrupting, but patiently waiting, please) and have either myself or Debbie fill out a work order for you.

Non-Emergencies will be handled within 30 days.

Please be prepared to give as much information as possible.

September Calendar Updated

The September Calendar has been posted, please check it for any changes in times for you favorite events!

August Management Blog


There were just a couple of small issues at the management meeting this month. We have the new speed limit signs posted, and will be installing the mile markers around the walking trail. There were also a few street lights, and lights around the pool that need new photo cells. We’ll get those fixed shortly.

We will also start working on the monthly/annual budgets for the social committees, for supplies and what not. Jill will be meeting with the committee heads in September, on the 1st.

We also plan on cleaning and re oiling the hard wood floors in the clubhouse in September. This will take a day or 2. We apologize for any inconvenience and will work around scheduled activities. We’ll post the dates we are doing work when we have a date nailed down.

Just a reminder, we’ll be keeping the pool opened into September, based on weather, temperatures and usage. It will close no later the ne the end of September. This fall, we’ll have a meeting with the rules committee and discuss establishing “kids swim” access hours. We’ll let you know when that meeting is.

Fall is coming, enjoy the cooler weather when it gets here!

Cooking Caribbean Style 8-22-2009


We’ll be cooking Caribbean style next weekend at Southern Meadow. Dress to impress, and bring your appetite. In keeping with the island theme, we’re going to have a dry rubbed Pork loin, slow cooked over a charcoal fire, and basted with a citrus Mojo sauce. We could tell you the secret ingredients in it, but then we’d have to kill you…..We’ll also have Cola brined chicken quarters marinated in homemade bourbon BBQ sauce. Bringing chicken make it so juicy and flavorful, you’ll be back for seconds!! To finish it all off, we’ll be making Caribbean Black beans with bacon and Sofrito, and rice. Dat’s good, Mon!!

Andy and Walt “Mad Dog” Rhodes will be cooking all afternoon on his black iron cooker “Matillda”. Remember, cooking is hot work, so feel free to bring the cooks a frosty beverage if you want an early taste.

I must admit, I’m not a big fan of the Blue Rocks or baseball at all honestly, but with such great company and atmosphere I really, really had a great time from the bus ride to the stadium to lunch in that great restaurant!

Reminder to Water Your Garden

Well summer is here after an extended wet spring. We just wanted to remind you to make sure your irrigation is on. If it stays hot and dry you may need some additional watering cycles. You can do this by hitting the “manual” button in your irrigation control box. The best time to do this would be in the evening or first thing in the morning to get the most effective watering.

Also, please look at your landscaping beds. Do they need to be weeded? Do your plants need to be trimmed? Take a few minutes, and look at your landscaping with a critical eye. Help us keep Southern Meadow looking great! We’ll be doing inspections later this month. In case you need a “reminder”

4th of July Barbeque a Big Hit!

THE 4 TH OF JULY BARBEQUE/POOL PARTY WAS A "SMASH!" OR SHOULD I SAY A "SPLASH!" WE HAD A GREAT TURN OUT 30 +RESIDENTS AND SOME FAMILY MEMBERS TOO EVERYBODY ENJOYED THE DELICIOUS FOOD.

A SPECIAL THANK YOU TO LARRY KOCH (THE BARBEQUE KING") DID A GREAT JOB COOKINGTHE HOT DOGS AND HAMBERGERS. ALSO THE COVERED DISHES AND DESSERTS WERE OUT OF THIS WORLD WE JUST ATE AND ATE AND ATE AND THERE WAS STILL PLENTY OF FOOD LEFT AT THE ENDAND BY THE WAY EVERYBODY WAS HAVING SUCH A GREAT IT DIDN'TSEEM THAT THEY WANTED IT TO BE OVER EVERYBODY CHIPPED INAND HELPED TO CLEAN UP AND BEFORE LEAVING THANKED

Management blog, June 2009


We went over lots of little issues at our monthly meeting. We are going to sponsor a van to the Blue Rocks game in Wilmington, on Wednesday July 29th. We will have room for up to 20 people, and are planning to stay up at the Riverfront for an early dinner, with everyone welcome that wants to stay. Tickets for the game are $8, and dinner will be on you, but we’ll get you there and back.

Water aerobics has started, now that the pool has warmed up a bit, and the horseshoe pit is getting plenty of use, now that summer has finally arrived. Jill has the July calendar out, with lots of stuff planned. Check it out, and sign up! There were also a few questions about clubs or groups, like quilting or painting classes. Hopefully we’ll get some folks that want ot give it a try!

There were a few questions pertaining to the club house and pool rules we recently put out. The pool hours are from Dawn till dusk. There is a sign in the pool that says the pool closes at 6, but the residents group that helped draft the rules thought Dusk was a reasonable cut off time. Also the question came up about having children at community “outdoor” events, (like the 4th of July picnic) and management’s interpretation is they are welcome to event like these, since thety are mostly out of the clubhouse. They can use the pool and bathroom facilities as well during this time. As always, residents are responsible for their guests conduct.

The back gate has not been working recently, and we are aware of the malfunction. We will be getting his fixed. The gate should open and close, when you are exiting from Daffodil Rd, and residents aew welcome to use this exit if they choose. It is not and entrance, and does not open if you are coming from the adjacent community.

Have a great summer, and keep an eye on that garden! Those tomato’s are getting big!!!

Attention Change of Time

On Thursday, June 4, Kathy, a Nutritionist from Dover Air Force Base, will be visiting Southern Meadows.

She was originally scheduled for 2:00 pm but will be here for 3:00pm at the clubhouse.

Kathy will give a brief overview and open the floor for questions. For the sake of expediency, please write down questions there, or in advance.

Questions about dieting- about reflux- about food effects on medicine taken...the sky is the limit.

This meeting is free and sponsored by the House Committee. Next month the State Senator from Magnolia Colin Bonnini, will be out July guest.

Monthly Management Meeting - April


We had our monthly management meeting on Thursday, April 30th. Since Spring has finally sprung, we thought it would be a good time to bring in Shortcutz, our landscaper and grass cutter, to bring the residents up to speed, and answer any questions they had.

They began cutting grass a few weeks ago, and will be through the community weekly, unless it gets to be very dry, and the grass doesn’t require cutting every week. They are scheduled to cut in Southern Meadow on Mondays, unless the rain holds them off. That seems to be a problem of late, but we need the rain, and it sure makes all the landscaping look great!

The cutting crew is in the community for most of the day, when they are here, and the last thing they do before they leave is blow off the resident’s walkways, patios and driveways. If they are still in the community, but haven’t blown off you lot yet, don’t worry, they haven’t forgotten you! They will be bagging the grass clippings this year as well. That really seemed to make a nice difference when we started doing that.

They had a few requests and suggestions. Please reel in your hoses, and move any lawn furniture or grills off the lawn areas. They guys cutting can’t move your stuff for you, and your lawn will look sloppy if there are uncut patches of grass where your “stuff” was. They also suggest regular weed and feed, or fertilizer for your lawn. It’s very affordable if you do it your self, or Shortcutz can provide this service if you would like. There are pricing brochures at the sales office and in the clubhouse if you are interested.

They should be spring starting your irrigation very soon as well. When they do this, they will turn on and pressurize your system, run it through a cycle and make sure all the sprinkler heads are adjusted correctly. They will then turn it off, since we don’t need to waste water in this wet season. When it gets a bit dryer, you will need to turn on your irrigation. This is very simple. Go to your irrigation control box, open it up, and turn the knob to “on”. That’s all you have to do. If it gets really dry, and you would like an additional watering cycle, there is a manual cycle button. Press it once, and it will run 1x, but still be on schedule to run automatically. We will send you a bill for $25 for this service, after it’s completed.


Most of the meeting was centered around the grass and landscaping, but we did have a few questions regarding getting a stove in the clubhouse. We had a stove in the clubhouse originally, (before we opened it up) but the Fire Marshal made us take it out for compliance reasons. We will revisit this, but our belief is that it will be very expensive to add this to the clubhouse. When we looked at it a few years ago, it entailed a Halon fire suppression hood, which was very expensive. We’ll let you know if we find out anything is different now.

The Southern Maine Enrichment Committee met in April of 2009.
Since we were given the role of sponsoring visitations and programs outside of Southern Meadows by management, the committee has arranged car pools for “Cole Porter,” ork in the Park,” a trip to Washington, the fights at Dover Downs and the upcoming Harry James Orchestra programs. Thirty four residents and guests have taken part in our programs.

Our goal is to satisfy our residents. The basic committee tries to identify less expensive programs for residents. A sub –committee, made up of Fern and Arlene, has identified additional programs that have a wider range and are more costly for members who are so inclined. These have been posted both on the blog and in the clubhouse. Again, we are still new and are still trying to find out what residents want. We welcome new members, and residents are welcome to suggest ideas to any member to bring up to the group.

The “Rehoboth Beach Sidewalk Sale” trip for May 16 has been cancelled as a Committee trip, because many of the original sign ups can’t make it or are no longer interested, and the Party Committee is having a party on that day.

The following are activities that have been authorized, set and scheduled by the committee.

August 1- Dawson Trip to Baltimore Harbor $29
September 12- Indian PowWow

The Following are programs that have been authorized but a date has not been selected. After potential interest and availability has been assessed, a mutually acceptable date can be selected.

1. Trip to a winery understanding the process, tasting, $7
2. Trip to a brewery understanding the process, tasting, free
3. Ferry trip to Cape May, Sunset return, ($21)
4. Ferry trip and on to Atlantic City ($12)

These options will be posted in the Clubhouse and on the Blog. We also hope to have a web list for residents of museum, theatre and other points of interests.

Lawns will be mowed on Mondays, unless inclement weather prevents it.

Southern Meadow Book Club

We concluded “Memoirs of a Geisha” by viewing the movie in the clubhouse. The current book is a series of stories by David Sataris entitled “Dress your Family in Corduroy and Denim.” Some members, I know, may find parts of the book problematic,-perhaps you can skip chapters that are uncomfortable with. I think each chapter pretty well stands by itself. Our next meeting will be on Wednesday, May 20, at 7:00.

The group had decided that the next book would be a mystery. Robert Parker’s Spencer series was discussed. Mr. Spenser said his favorite book was “All Our Yesterdays” but the library doesn’t have it. I’ll go with any book you nominate, or I will select one. Please email Larry (larry.koch.2008@comcast.net) or call at 335-8344 if you have any suggestions.

I have talked to the people at the Kent County Bookmobile about making Southern Meadows a regular “Stop.” They are interested, but cannot start until September. Their route is well advertised in advance, and they can’t easily change it.

Old Dover Days weekend, May 1, 2 & 3


The parade line up is at 9:00 AM and begins at 9:30AM.

The festival offers you a glimpse of a small town state capital, complete with an old fashioned parade, maypole dancing, walking tours, entertainment, art, crafts, food, house tour and so much more!

Start the weekend by stopping by our free “Tourism Gives Back Concert” featuring the Funsters on Friday evening. You can purchase a BBQ dinner there cooked by nationally certified BBQ master Rob Fox and picnic on Legislative Mall, downtown Dover’s largest outdoor park. A “cruise in” will showcase antique and vintage cars.

Yard Sale Reminder

I'd like to remind you all that we are having a community yard sale on the 9th of May and we have invited over 2,000 people. If you have things to sell it will be a great day for that. The hours are from 9-2 and we will be serving hot dogs from 11:30-1. Janet will be bringing around balloons for those who want to participate/put them on their mail boxes and Larry will be cooking the hot dogs.

Please remember that ANYONE may be a potential buyer and they may pick your brains about living here and if you like it. I thank you all in advance for being on your best behavior (hee hee) and saying only the greatest things about the community we all love to be in : )

BUT please don't feel obligated to show your house. If your ok with it then I am too, but you can say "I'd rather not" and send then to the office and I think ANYONE will understand!!!

Hello everyone,

I just wanted to fill everyone in on the garden.... It's just about all ready. We just need a fence. If you'd like to participate please see Mike P. or Marylou to pick your plot. The only rules are:

1. Your Plot must be marked off and have your name on it.
2. You must maintain it, If you do not maintain it (to be decided by management) you will lose it (we gonna eat your veggies! Hee Hee).

On Wednesday the 8th (tomorrow) Ms. Hake and Marylou will be available during coffee talk to discuss any gardening questions you may have. They are very knowledgable on this whole gardening thing and I'm sure they can answer any questions or concerns you may have.

Questions about Clubhouse Rules


There have been a number of questions regarding the Clubhouse rules changes we sent out. The additions to the rules (the last 3 items on the second page) were generated by the clubhouse committee, and added to the existing rules. No other changes were made. Most of the questions we received were regarding the existing rules, and after reviewing them, we think we can update these, and improve them, with your input.

What we’d like to do is meet with a few residents (4-6 individuals) and go through all the clubhouse and pool rules and update them. We’ve found this type of collaborative approach is the best way to work on these types of revisions. We’ll work from the existing rules, and try to get copies from other communities to use as a reference as well.

At the next Management –Resident meeting, on the 26th, we’ll organize who would like to help out in the rewrite, and get them copies of the material they’ll need. We should be able to complete this in 2 meetings, so let’s plan on meeting on Thursday, April 2nd, and the following Thursday, the 9th at 11AM. Once we have them finalized, we’ll resend the new rules out to all the residents, and they will take effect in 60 days.

If there are residents who will not be able to attend, and have comments they’d like to be included, please send thm to Jill, and we’ll bring them up with the group. Thanks for your help and understanding!

Follow Up: Monthly Management Forum

We wanted to follow up briefly on our Feb. management meeting, specifically regarding the idea of a community garden area. The best location we could come up with is between Daffodil Rd, and the fence, across from the intersection of Daffodil and Lavender, just past the club house. This is community common area, with good sun. It’s easily accessible by all, but in an unobtrusive spot. We’ll need an idea of how large to make it for this year. We can always enlarge it in future years as needed.

We’ll have our crew remove the sod in that area, bring in a load of mushroom soil and roto-till it in with the existing top soil, for a good planting bed. We can look into a low, attractive perimeter fence if needed. Can those of you who expressed an interest get together, and work with Jill on how you want to proceed? Let us know the size first, so we can get moving. Planting time is just around the corner ( I’m told that peas should already be in the ground!) Happy Spring!!

Weight Watchers Support Group


Hello Neighbors! This is Louis Aquino.

I have shared my interest in starting a Weight Watchers support group at the Clubhouse with some of our neighbors whom I know are following the official WW program.

The idea has been received well, and we plan on having our first meeting on:
Thursday, March 12, from 11:00a.m. to 12:30p.m.

The first meeting will be mostly organizational in nature, and we will discuss the particulars of the meeting format and future meeting dates in greater detail.

This group will give members the opportunity to share the ups and downs of their previous week as related to their weight loss progress. We will also share strategies that we use to help ourselves stay on track, as well as our favorite recipes or food products that we incorporate into our weekly menus to add variety and interest.

We welcome anyone who is following the Weight Watcher program, either on their own or by attending the official group meetings. The support group will serve to remind us that we are not alone in dealing with our weight issues and give us the extra shot in the arm we may need when we get discouraged with our progress.

Please forward this message to anyone you know who is following Weight Watchers and may wish to join us. I will also put a sign up at the Clubhouse.

Committee members and office personnel, kindly inform me if there is any conflict with the proposed meeting time or plan. Hopefully, by next month we can add the support group to our monthly calendar. If the group decides to keep the Thursday morning time slot on a permanent basis, we will of course forfeit our meeting on the last Thursday of each month when the community meets with Andy and Jill.

Feb 27th Management Blog


We had a good Resident-Management meeting yesterday. There was lots of discussion on the activities and events, which Jill will cover separately. It really seems to be working out well, with lots of folks participating, and plenty of enthusiasm. I love the pictures from the Valentines Day party. Thanks to Bobbie for being the photo bug that night! If other residents have digital photos of community events that want to get posted, talk to Jill, and she’ll get them up on the blog for you.

We did address a few issues that I’d like to follow up on. We are making the changes suggested by the Clubhouse committee, to the clubhouse code of conduct rules. We will be sending them out shortly, and they will take affect in 60 days. We will verify whether we need 1 or 2 more tables, plus 8 more chairs, and get them ordered, along with some additional silverware. We have an additional security light orders, thru DEC, for the club house. It will be at the far ends of the circle, lighting up that area, and the end of the ramp as well. Mr. Panzig was there to help show the area that needed more lighting. It may take a number of week, but we have the process started. Also, Jim is taking care of the microwave turntable issue.

We are looking into options for the glass table in the clubhouse, and considering a community garden area, and where it might be located. We’ll report more on those issues either back in this blog, or at the next Resident-Management meeting. The next one is scheduled for Thursday, March 26th, at 11AM. Enjoy this early spring weather while it lasts!

Pictures from Valentine's Party 2009



Here's a summary of how the party went; There were 30 plus people that attended, New resident's were introduced Sibyl & Warren Hoover, Pat & Bruce Moran We sang Happy Birthday for those celebrating there special day for the months of Jan. & Feb. Maryann Dona & Maryjane Sienkiewicz came up with idea of having a 50/50 raffle ticket sale and Maryllew Panzig won the raffle there was plenty of delicious dishes and desserts prepared for everyone to enjoy and at the end everybody pitched in and help clean-up.

It was agreed by all that the party was enjoyable from beginning to end!!

Ladies Luncheon! Feb 24th (Tuesday); Noon


Attention Ladies of Southern Meadows.

Once a month we meet for lunch and explore DE cusine:) Since we started the lunch list has grown because everyone seems to really enjoy this outting. During the holidays, we didn't meet and many of our Southern Meadows gals were disappointed. So due to popular demand........we are back. It is a good way to sit down and have a meal with your neighbors and get to know each other. Especially our new residents. We talk, laugh and have just a plain old good time

The lunch will always be on the last Tuesday of the month and details will be posted on the bulletin board in the Clubhouse along with a sign up sheet. Each month I will post the time and place in which we will meet. Anyone interested should sign the sheet to let us know if you are going so we have a head count. I have to call the restaurant ahead of time with a count of how many will attend.

Reminder: Management Meeting

There is a management meeting for this Thursday the 26th everyone is invited to attend. Will we get a brief overview from all the committees so that everyone is "in the know" with what is happening with them and also any issues/ideas you'd like to discuss about the community. Please also keep in mind this is not a gossip arena or a place to air yours or your neighbors laundry. Lets all be considerate, caring, tolerant, and patient as I know you ALL to be, and keep our one common goal in mind........ To make Southern Meadow a GREAT place to live! : )

Cole Porter Wrote over 1,000 songs, including "Anything Goes," "Night and Day," "From this Moment on," and Begin the Beguine," to name a few, and musicals such as "Can Can" and "Silk Stockings."

We have reserved 20 excellent seats together for Southern Meadow Enrichment, and the $23.00 seats will cost $20.75 after we buy fifteen, By Monday March 16th. In any case, we keep the great seats!

This is our first show, and we hope to have a good turnout. Make checks out to the "Shwartz Center for the Arts" for $23.00 ($2.25 rebated when 15 are sold!) Checks and questions should be directed to Larry or Janet, 335-8344 If shows do not meet minimums by March 9, to keep prices down, we will open up program to residents of other 55+ Communities, who agreed to open programs up to us! Last year a few residents saw another clean comedy show at the Schwartz and it was wonderful, and this one, as I understand it, is selling fast. We have again reserved 20 seats together for Southern Meadow Enrichment, and the $30 tickets will cost $27.00 after we buy fifteen, by Monday, April 6, and again keep the great seats!

General Management Meeting - Notes



2009 has been a busy year so far at Southern Meadow. We held our first monthly General Management meeting on January 7th. These meetings were suggested as an open forum, for ideas and information to be shared between residents, and the Developers of Southern Meadow. The first meeting was very well attended, with lots of great ideas and observations being brought up, and shared. We are working on implementing a great many of them right now.

Much of the discussion was centered on the community activities, with the residents wanting to take a more active roll in the planning and implementation of their activities. We discussed how best to do this, and how to keep the resident up to date on what’s being planned, and when things are happening. This Blog is a result of that discussion, for example. I don’t want to steal Jill’s thunder, with the progress she and the committee heads have been making, so be sure to check back on the Blog and see the updates to the calendar and the other postings.

There were some other issues that came up, regarding rules for private use of the clubhouse, 911 and First aid issues in the Clubhouse, and a request for more info regarding the fitness equipment. The Clubhouse committee has been working on drafting rules for the clubhouse, the emergency phone line is in, and the first aid kit was located. We have also put out the manuals going to the workout equipment, for those needing it.

The next scheduled management meeting is the 26th of February. The meetings are always on the last Thursday of each month, and will be posted on the activities calendar as well. I hope to see you there!
