SMe Holiday Events


The holidays are truly here and now.

December 6th will be the date to decorate the Club House for the Christmas Holiday. Come and join us at 10 am and enjoy the camaraderie and some coffee and donuts.
There will be a Hanukah celebration on December 11th at 5:00 pm.  Some residents are making potato pancakes for the event.  If you would like to be involved, please contact Larry Koch. 
Christmas Party – Christmas Party will be held at the Fire Hall in Magnolia on December 13th. The cost is $20 per person. Please pay Christine in person or put it in the box near the door at the Club House by December 1st.  There will be a 50/50 raffle and we have a Harvest Ridge wine set for raffle also.  Tickets for the wine set will be sold at the Christmas party and New Year’s Eve and will be drawn at the New Year’s Eve party. You need not be present to win.

Carolers will meet at designated spots and Christine will send an email.  There will be a time frame and places to meet. 
La, la, la, la! Tone up your vocal chords for Christmas Caroling on December 18th. Mary Collins will be the chair of this event as usual.  Please let Mary know if you are bringing a soup. For others, there will be a sign up at the Club House.  People with last names starting with A – L, bring appetizers and people with last names starting from M – Z, bring desserts.
The Cookie Exchange will be held on December 18th with a luncheon at noon. Sign up is at the Club House. If you are participating, please pack 3 cookies per bag times the number of people participating. Only homemade cookies will be entered – no store bought cookies. Lunch is for participants only, male or female – not spouses. Christine will send out an email to let people know how many people will be participating.

New Year’s Eve will be at the Club House again this year starting at 7 pm. There will be chicken from Redner’s and bring your own drinks and snacks.

Builder Confidence Hits Highest Level Since November of 2005

NAHB, 2014 - Builder confidence in the market for newly built, single-family homes rose for a fourth consecutive month in September to a level of 59 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI), released today. This latest four-point gain brings the index to its highest reading since November of 2005.
“Since early summer, builders in many markets across the nation have been reporting that buyer interest and traffic have picked up, which is a positive sign that the housing market is moving in the right direction,” said NAHB Chairman Kevin Kelly, a home builder and developer from Wilmington, Del.

“While a firming job market is helping to unleash pent-up demand for new homes and contributing to a gradual, upward trend in builder confidence, we are still not seeing much activity from first-time home buyers,” said NAHB Chief Economist David Crowe. “Other factors impeding the pace of the housing recovery include persistently tight credit conditions for consumers and rising costs for materials, lots and labor.”

Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores from each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor.
All three HMI components posted gains in September. The indices gauging current sales conditions and traffic of prospective buyers each rose five points to 63 and 47, respectively. The index gauging expectations for future sales increased two points to 67.
Builder confidence also rose across every region of the country in September. Looking at the three-month moving average for each region, the Midwest registered a five-point gain to 59, the South posted a four-point increase to 56, the Northeast recorded a three-point gain to 41 and the West posted a two-point increase to 58.

NFPA ANNOUNCES THEME FOR FIRE PREVENTION WEEK 2014, OCTOBER 5-11

Did you know that October is National Fire Prevention month? Now is an excellent time to examine how prepared for a fire you really are. Do you have a home escape plan? Have you changed the batteries in your smoke alarm within the last year? You can get more information about Fire Prevention Month at the NFPA's website.

Here's an excerpt from the NFPA about their theme for Fire Prevention Week of 2014. The article has some helpful tips on ensuring your  family is prepared for a fire. 
“Working Smoke Alarms Save Lives:  Test Yours Every Month!”
NFPA, 2014 – The National Fire Protection Association (NFPA) today announced “Working Smoke Alarms Save Lives: Test Yours Every Month!” as the theme for Fire Prevention Week 2014, October 5-11. As the official sponsor of Fire Prevention Week for more than 90 years, NFPA announced the theme at its 2014 Conference and Expo in Las Vegas.
“Smoke alarms can make a life-saving difference in a fire, but they need to be working,” said Lorraine Carli, NFPA’s vice president of Outreach and Advocacy. “Unfortunately, many home fire deaths result from fires where a smoke alarm is present but does not operate. This year’s Fire Prevention Week theme focuses on motivating people to test their smoke alarms each month to make sure they’re working properly.”
According to NFPA statistics:
·         Having a working smoke alarm in the home cuts the risk of dying in a fire in half.
·         On average each year, three out of five home fire deaths result in fires where there are either no smoke alarms or no working smoke alarms.
·         In one-quarter (23 percent) of the home fire deaths, smoke alarms were present but did not sound.
“Nearly 3,000 people continue to die in fires each year, with most of those deaths occurring in homes,” said Carli. “The vast majority of home fire deaths are preventable, and working smoke alarms play a big role in helping reduce those numbers.”
NFPA recommends:
·         Installing smoke alarms inside every bedroom, outside each sleeping area and on every level of the home, including the basement.
·         Testing all smoke alarms every month by using the test button.
·         Replacing all smoke alarms every 10 years or sooner if they don’t respond properly when tested.
Fire Prevention Week occurs annually in October during the week in which October 9 falls, commemorating the Great Chicago Fire of 1871. Each year, NFPA works in coordination with partnering companies, organizations and fire departments to promote Fire Prevention Week and its fire safety messages throughout North America.

2015 International Builders’ Show Registration Opens

NAHB, 2014 - The National Association of Home Builders (NAHB) officially opened online registration today for the 2015 NAHB International Builders’ Show® (IBS), the largest annual light construction tradeshow in the world. 

The 2015 show, to be held in Las Vegas, Jan. 20-22, is part of the second annual Design & Construction Week,™ a co-location with the Kitchen and Bath Industry Show (KBIS), hosted by the National Kitchen and Bath Association (NKBA), and the International Window Coverings Expo (IWCE). New this year, two other shows will also join the event, including The International Surface Event (TISE) and the Las Vegas Market. While the shows will remain separate and distinct, all registrants will have access to the exhibits of all five shows held during Design & Construction Week. 

The IBS show floor will feature more than 1,000 of the industry’s top manufacturers and suppliers showcasing the latest and most innovative products. Attendees will also have the opportunity to learn new techniques and explore emerging trends in the more than 100 education sessions offered throughout the show. Additional special events, speakers, awards competitions and networking opportunities are among the other major highlights for attendees. 

Another of the many draws of IBS is The New American Home® (TNAH) 2015, a one-of-a-kind green show home that is being built in a nearby neighborhood and will be open to attendees to tour during IBS. Remodeler Confidence Regains Momentum

NAHB, 2014 - The National Association of Home Builders’ (NAHB) Remodeling Market Index (RMI) rose three points to 56 in the second quarter of 2014, regaining the momentum built in 2013. This is the fifth consecutive quarter for an RMI reading above 50.
An RMI above 50 indicates that more remodelers report market activity is higher (compared to the prior quarter) than report it is lower. The overall RMI averages ratings of current remodeling activity with indicators of future remodeling activity.
“With many home owners on better financial footing, home remodeling has become more popular,” said NAHB Remodelers Chair Paul Sullivan, CAPS, CGR, CGP, of Waterville Valley, N.H. “The completion of postponed work has helped remodelers in all regions regain confidence in the remodeling market.”
The RMI’s future market conditions index rose to 56 from 52 in the previous quarter, under the strength of an increase in all four of its subcomponents: calls for bids, amount of work committed for the next three months, backlog of jobs and appointments for proposals.
The current market conditions component of the RMI increased three points to 56 this quarter. Remodeling jobs valued at $25,000 or more rebounded to 54, the same level as the end of 2013. Smaller remodeling jobs and maintenance and repair components performed well this quarter with readings of 56 and 58, respectively.
“The recent improvement in the job market has helped restore remodelers’ confidence after a dip in the first quarter that was probably in part weather-related. As homeowners feel more secure about their economic situation, they become more willing to undertake remodeling projects—especially larger, discretionary projects,” said NAHB Chief Economist David Crowe. “In addition, fewer new home builders are looking to remodeling as a way supplement their revenue, and this has somewhat reduced competition for remodeling projects.”

Statement from NAHB Chairman Kevin Kelly on Supreme Court Greenhouse Gas Ruling



NAHB, 2014 - Kevin Kelly, chairman of the National Association of Home Builders (NAHB) and a home builder and developer from Wilmington, Del., issued the following statement on today’s U.S. Supreme Court ruling regarding the regulation of greenhouse gas emissions:

“NAHB is pleased that the U.S. Supreme Court has reined in the EPA’s authority under the Clean Air Act to regulate greenhouse gas emissions from stationary sources. Because of the way the EPA interpreted the statute, the agency sought to treat apartment complexes as if they are power plants. That makes absolutely no sense and would have dealt a major setback to the housing recovery. Today’s verdict strikes an important blow against federal agencies overreaching their authority.”

Builder Confidence Rises Four Points in June

NAHB, 2014 - Builder confidence in the market for newly built, single-family homes rose four points in to reach a level of 49 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI) released today. It remains one point shy of the threshold for what is considered good building conditions.

“After several months of little fluctuation, a four-point uptick in builder sentiment is a welcome sign and shows some renewed confidence in the industry,” said NAHB Chairman Kevin Kelly, a home builder and developer from Wilmington, Del. “However, builders are facing strong headwinds, including the limited availability of labor.”  

“Consumers are still hesitant, and are waiting for clear signals of full-fledged economic recovery before making a home purchase,” said NAHB Chief Economist David Crowe. “Builders are reacting accordingly, and are moving cautiously in adding inventory.” 

Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor.

All three index components posted gains in June. Most notably, the component gauging current sales conditions increased six points to 54. The component gauging sales expectations in the next six months rose three points to 59 and the component measuring buyer traffic increased by three to 36. 

Looking at the three-month moving averages for regional HMI scores, the South and Northeast each edged up one point to 49 and 34, respectively, while the West held steady at 47. The Midwest fell a single point to 46.
